Your air conditioner is a dehumidifier as much as it is a cooler — during Mobile's eight-month humidity siege it can pull gallons of water out of your indoor air every single day. All of it drains through a small PVC pipe called the condensate drain line. And in a climate where the dew point lives in the 70s, that pipe grows slime faster than almost anywhere in America.

Why Mobile Drain Lines Clog So Often

Warm, constantly wet, and dark: a condensate line on the Gulf Coast is a perfect algae nursery, and our systems run their longest cycles exactly when the air is muggiest — which here is most of the year. The slime builds slowly, then the line plugs completely — and the water has to go somewhere.

Where it goes is the problem: into the drain pan, over the pan's edge, and into your ceiling, closet or floor. We see the damage every summer — stained drywall, warped flooring, and in attics, water coming straight through a light fixture.

Warning Signs & Prevention

• Water around the indoor unit or air handler — act immediately
• A musty smell when the AC runs
• The system shutting off randomly (float switches kill the AC when the pan fills)
• Flush the line with a cup of vinegar every month or two, year-round here
• Have the line cleared and treated at every tune-up

If you see water where it shouldn't be, shut the system off and call — running it longer only adds water. Clearing and treating a drain line is one of the fastest, cheapest repairs we do, and every one of our tune-ups includes it.
